DAYS ON THE MARKET Five

LISTING AGENT Bill Mohan, Sutton Group Realty Systems Inc.

The Action: Even before the open house was held for this 2½-storey residence, the seller was presented with two strong offers. But a few more days of advertising brought in more bids, including one $70,100 more than the asking price.

What They Got: This west-end house is about 80 years old, but was refreshed with modern luxuries, from the addition of new windows and urban decor to updated heating and cooling systems and three sets of kitchen and laundry appliances in the past three years.

The property is set up with a ground floor unit with one bedroom, an ensuite bathroom, a central living room, kitchen and dining room, which has a rear walkout to a large deck.

The owner's multi-level unit has its kitchen on the main floor. But the living room, a den with access to a deck, a bathroom and bedroom are on the second floor. The third floor houses another bathroom and two bedrooms, including one that opens to a small deck.

The one-bedroom basement apartment features a living room and kitchen area, bathroom and separate entrance to the patio and south-facing backyard.

Owners have access to a right-of-way driveway.

The Agent's Take: "It was beautifully renovated with huge attention to detail and mechanics," agent Bill Mohan says.

"The third floor had this gorgeous bathroom with a tub and skylight above, so since the house was so high where it's located on the street, you've got a view all the way down the street from the bathroom."
